Green Mill Preserve, Community Profile

Green Mill Preserve has a Leesburg VA postal address yet is physically located behind the large planned community of Brambleton VA.

The new neighborhood features the Arts and Crafts architectural style which is emerging into mass appeal.

Amenities Include:

Roadways

Just off the 2 lane Evergreen Mills Road which is not slated for expansion, residents of Green Mill Preserve will drive to most of their activities.


Green Mill Preserve connects the Brambleton area with the hamlet of Watson which is NE of Gilberts Corner-- just west of the historic village of Aldie VA.

The hilly Watson area has large lot luxury homes including the community of
Barclay Ridge.

As part of Brambleton's construction, Ryan Road was extended west from Belmont Ridge to Evergreen Mills Road allowing access for those communities to the Dulles Toll Road--about a 20 minute drive through the Brambleton area.


Terrain, Conservancy

Land is generally flat to gently sloping inside Green Mill Preserve.


Sited within the Loudoun County transition zone, the neighborhood was required to set aside land preserves elsewhere in exchange for building approval.


Neighboring subdivisions will not construct unless this county law changes.


Layout, Landscaping

Green Mill Preserve is laid out in a new contemporary village style which has been a popular choice with new home buyers in the Dulles area for about 10 years.


The larger home lots mostly back to trees or man made ponds.


Townhouses are built with rear entry garages, avoiding the need for yard maintenance.


This factor increases the HOA fees above $120/mo. which is higher than average for Loudoun County VA.


Yet the higher community funding levels allow for landscaping upkeep which keeps the community appearance at a high level.


Shopping

The emerging town center shopping area at Brambleton offers the nearest shopping.


Upscale grocer Harris Teeter anchors a suburban shopping plaza which is connected to a strip of new restaurants, a cinema complex and a fitness center.


Most of the retail area remains unbuilt yet plans are likely to move forward as the population expands.

Pricing, Luxury Interiors

Homes begin in the high $300s (K) which is the typical baseline for new homes in Loudoun County--townhouses (single family attached) or smaller detached homes.

Its not impossible to spend $800K for the largest of Green Mill Preserve's homes with all the upgrades.


Luxury interiors including granite counters and hardwood flooring are standard builder features as are some arts and crafts interior design elements such as squared stair rail pickets.

A large percentage of Dulles area homes constructed during the 2000s have luxury interiors making this feature a resale home buyer expectant of these amenities.

Having upgrades in place at initial construction avoids the need for remodeling later which may be required to sell the home at fair market price.

Away From Suburbia

Green Mill Preserve is built as a small modern subdivision away from the contiguous suburban landscape.


Two lane roads and the wooded landscape which surrounds the site will keep this modern village lifestyle for decades.

Lets see the list of problems at Evergreen Mills:

1) huge Million+ WCI homes next door to MUCH smaller bungalows

2) WCI goes under, existing WCI owners that paid Million+ for 2-3 years ago now LUCKY to fetch 700K, is they have to sell

3) many lots there cannot build deck, patios & fences due to part of the backyards being part of the "Preserve land

4) Newer and CHEAPER floorplan styles being currently built (dropping the existing homes values even more..)

5) what the heck is a "Butterfly Garden"?

How much does that big bonus cost to put in? ($39.95 ????)

I choose #5.

Horticulturalists select certain flowers and plants that are attractive to butterflies.

Open air butterfly gardens are mostly flowers--English garden style.

Butterflies wont be there year around of course.

There is a larger one under construction at Arrowbrook Park in Oak Hill (Cville Rd and Sunrise Valley).

For the rest, its called "Transition Zone".

This land use designation is a "consensus" that means "We cant decide".

It allows for hopscotch development AND preservation of land in conservancy.

As for the others on the list, thats called the free market/land ownership property rights.
