Where is Little Rocky Run?
- I-66 West to Route 28 South.
- Rt. 29 east then south/right on Pickwick for townhouses,
- Rt. 29 east the south/right at Union Mill, past New Braddock Rd. to the right for single family detached homes.
Country Living; Groceries and Parks
Community life centers around the schools and recreation located within and adjacent to the subdivision.
The Colonnade at Union Mill offers a Giant grocery anchored strip shopping center within jogging distance in neighboring Union Mill subdivision.
Popular and large Braddock Park has numerous playing fields and recreational programs run by the Fairfax County Park Authority. Additionally, the Twin Lakes Golf Course and the Virginia Golf Academy offer residents fee access to their facilities and programs. Nearby horse farms offer equestrian activities.
Next door Centreville VA hosts a large public library and a very large strip shopping complex and an increasingly wide variety of international food restaurants within a couple miles driving distance.
A few miles east along Braddock Road lies Northern Virginia's largest (public) university; George Mason University, offering numerous sporting (basketball is very popular) and theatrical performances open to the general public. The Patriot Center on the GMU campus is the site of ongoing musical concerts of metro-wide appeal.
Planned Community, Pastoral Setting

Little Rocky Run is a planned community of 2722 homes located about 25 miles west of Washington, DC in Fairfax County, Virginia. We have 1653 single family homes and 1069 townhomes. Our development occupies a total of 950 acres with 215 acres kept as open space for the enjoyment of our residents. Amenities include three recreation centers, three swimming pools with adjoining baby pools, 16 tot lots, seven tennis courts (two are lighted), and three basketball/multipurpose courts. We also have numerous picnic and play areas as well as miles of paved paths connected to public sidewalks and used for walking, jogging, and bicycling.
Most homes are close to natural tree save areas and jogging paths which connect to the various recreation locations and schools.
Single Family Detached and Non-Garaged Townhouses
The typical single family detached homes are large at 3500-4000 finished square feet while the townhouses offer vinyl or aluminum siding with designated parking.
Some offer porches like this end unit which has been partially remodeled with wide slat hardwood and granite counters in the kitchen.
Clifton Cachet
Although located several miles north of the village of Clifton, having the same mailing address as the town has a lot of cachet for the mostly mid-range homes located within Little Rocky Run.
"Clifton VA" is widely known as a wealthy area in Northern Virginia.
Foreclosures
Little Rocky Run is a relative island of stability with few foreclosures in its single family detached stock. Most foreclosures within the community are concentrated in the townhouse area who's 12 bank owned properties pale in comparison to the hundreds in the condo and townhouse subdivisions along Route 28 in Centreville.
The impact of Centreville's foreclosure pricing has made Little Rocky Run's prices from the low-$200s (k) an historic bargain--especially for a Clifton address.
Active, Desirability
Residents are very active in maintaining the exterior of their homes as evidenced by a recent drive through on a weekday evening.
The care taken with each individual home and the continuing desirability of Little Rocky Run's location is leading to many sold houses in the low home turnover neighborhood.

I currently live in LRR and bought our home about a year ago. The single home prices are nowhere near 200,000's. The lowest I have seen (even in this housing climate) was about 490,000 and only because it was in poor condition AND in foreclosure. Most houses are valued in the mid 500,000's and above. The FAR majority of the townhouses are in the 300,000's.
