Ashbrook in Ashburn VA, Community Profile

Ashbrook in North Ashburn VA celebrates the American Indian with its street names.

The upscale neighborhood also offers walkability to shopping and offices including the upcoming One Loudoun entertainment and shopping complex next door.

Drivers easily find Dulles and DC metrowide access via Route 7 and Route 28 expressways.

To WV commuters passing by, Ashbrook is the ultimate "Don't you wish you lived here-you'd be home now" community.

Where is Ashbrook?

  • South of Route 7.
  • East of Ashburn Village Parkway.
  • North of Ashburn Village.
  • West of the One Loudoun site.
Ashbrook is made up of luxury single family detached, single family attached (townhouses) with rear garages, apartments, office condos (The Lakes at Ashbrook), a class A office complex, and a large shopping center (Ashbrook Commons).

The drive through Starbucks at Ashburn Commons is widely known by morning commuters on Route 7 for its early open times for eastbound drivers.

Moby Dick Kabobs and Milwaukee Frozen Custard are just some of the eateries that have become popular with residents in the short time they have been opened.

The shopping center is anchored by upscale Harris Teeter grocery, one of the first 24 hour businesses along Route 7.

The Lakes' Office condos are mostly leased in the current tough commercial environment.
Notable businesses include a Arthur Murray Dance Studio across from large Yoga studio.

MRIS reports:
  • 5 Active for sales, $319,950-639,000.
  • 6 solds in past 90 days, $320,000-384,900.
  • 4 rented units in past 90 days, $1895-2495.
Realtytrac reports:
  • 2 Preforeclosures.
  • 3 Auctions scheduled.
  • 2 Bank owned properties.
The next decade offers ongoing construction of large nearby office complexes, not the least of which is One Loudoun which is within walking distance from the neighborhood.

Ashbrook has a very low incidence of foreclosure and offers a consistent resale market when homes are listed.

As one of the final residential communities built along Loudoun's Route 7 corridor, homeowners can look forward to increasing land prices and scarcity of newer non-condo housing units which only means one thing: upward price pressure in Ashburn will be concentrated in Ashbrook.
