One Loudoun is different from most commercial projects in northern Virginia as it seeks to develop business through trade rather than simply provide buildings to house government contractors which has been the case along the rest of the Dulles corridor.
The international trade aspect of the Dulles World Trade Center shoulders One Loudoun as the leader for county economic aspirations.
The DWTC has a mutual cooperation agreement with its counterpart in Frankfurt Germany and provides a framework for the growing Asian, Middle Eastern and Latin American merchant communities in the Dulles area.
Unspoken but widely acknowledged, the DWTC would focus on business deals to the extent the DC Trade Center does not.
One Loudoun joins the nearby recently opened Howard Hughes Medical Institute (HHMI) in a county effort to create business headquarters rather than relying on economic incentives to get companies to relocate to the area.

Arriving at nearby Dulles airport, international currency exchange shopper tour groups also fall within the target market. Miami, NYC and Honolulu do a booming business in this market.
